Adding Buyer Agent Compensation on Your Lofty Website

Introduction

The buyer's agent fee is the commission fee that the real estate brokerage that represents the buyer is paid as compensation for completing the transaction. Historically, the buyer's agent fee was paid by the seller, however this is changing due to the NAR settlement.

Note: When the Buyer Compensation field is added, it will be visible on your IDX website. This information will not be added to other websites or to the MLS, it will only be visible on IDX websites on your Lofty account. This field will be removed if the listing is sold. Please be aware of your MLS requirements.

Introduction

The Buyer's Agent Compensation field can only be added to My Listings or Team Listings. To add to one of your listings, navigate to the "Listings" page and select Add Buyer Compensation from the Actions menu.

To add to one of your Team Listings, navigate to the "Listings" page and add via the ... menu.

After selecting Add Buyer Compensation, the information is added in a pop-up box:

Compensation Label

The Compensation Label is the field label that is shone on the listing page on your IDX website. By default, the field is called "Buyer Agency Compensation".

You can only edit this label if you have the Manage Website permission enabled on your Lofty account.

Compensation Amount

The Compensation Amount is the buyer agent compensation amount that will be displayed on the listing page on all of the IDX websites on your Lofty account. You can add this field for any of your own listings.

If you have the Manage Website permission enabled, you can add this field for your Team Listings

Compensation Visibility

Once a listing is marked as Sold, the Buyer Agent Compensation field will be removed from the listing detail page.
The Buyer Agent Compensation field is only being added to your Lofty account websites. This data is not being added to the MLS or any other website.
This field can only be added to your own listings or your team listings. You cannot add this field to listings that do not belong to you or your team.

The residence offers something that’s hard to come by near the state capital, Smith says. “It’s difficult to find 5-acre lots surrounded by mature trees as you move closer to Sacramento.”

The asking price for 4645 Hidden Oaks Lane in Loomis is $3.935 million.

Smith thinks the buyer will use the property as a primary residence. “I envision a self-made successful business owner with the desire for space for his toys, privacy and appreciation for the quality build and thought that went into the details, amenities and materials.”

Sacramento Kings guard De’Aaron Fox lists Folsom home for sale

Sacramento Kings point guard De’Aaron Fox, who is among those gearing up for the NBA’s bubble restart in Orlando, Fla., has put his home in Folsom, Calif., up for sale at $1.7 million.

Found about 30 minutes outside of Sacramento, the contemporary home was custom built last year and has four bedrooms, four bathrooms and more than 5,000 square feet of space. High ceilings, modern fixtures and artistic tilework are a common theme throughout the three-story house.

The main living area is largely devoted to open-concept space and consists of a two-story living room, a dining room, a center-island kitchen and a breakfast area. Balconies on two floors extend the living space outdoors. The lower level has a home theater and sliding glass doors that open directly to the swimming pool.

Outside, the half-acre property has concrete decking, a fire pit and steps that descend to a fenced dog run. Lawn and landscaping fill out the sloped lot.

Fox bought the house last year for $1.59 million, public records show.

The 22-year-old point guard was enjoying his best season with the Kings before the NBA shut down operations due to the spread of the coronavirus. In 45 games this season, Fox is averaging 20.4 points, 6.8 assists and 1.4 steals.

Sacramento was one of six teams invited to compete in Orlando for the No. 8 and No. 9 seeds in the augmented playoff bracket. Play is expected to resume July 30.

Morris Pleasant of GUIDE Real Estate holds the listing, according to the Multiple Listing Service.
